Barnes Cleaner Service Terms and Conditions

Barnes Cleaner terms and conditions introductionThese Terms and Conditions set out the basis on which Barnes Cleaner, Barnes Cleaning Services, Barnes domestic cleaning, and related service offerings are provided to customers in the United Kingdom. By making a booking, confirming an appointment, or allowing a cleaner to attend a property, the customer agrees to be bound by these terms. Please read them carefully before placing a booking. They are designed to create clarity on service scope, payment, cancellations, liability, waste handling, and the legal framework that applies to all services supplied.

In these terms, “we”, “us”, and “our” refer to Barnes Cleaner. “You” and “your” refer to the customer or person placing the booking on behalf of a property owner, tenant, occupier, landlord, agent, or business. “Service” means any cleaning work agreed in advance, including domestic cleaning, deep cleaning, end-of-tenancy cleaning, after-builders cleaning, and other agreed specialist cleaning tasks. These terms apply unless a separate written agreement has been made.

Booking details for Barnes cleaning servicesWe aim to provide a professional and reliable Barnes cleaning service, but service delivery depends on the accuracy of the information provided at the time of booking, access to the property, and the condition of the premises on arrival. If the actual requirements differ materially from those described, additional charges or rescheduling may be required. Any quotation or estimate is based on the information available at the time and may be revised if the scope changes.

1. Booking Process

A booking is formed when you request a cleaning appointment and we confirm acceptance. A booking request may be made using the methods we make available from time to time, such as phone, email, or an online form. Acceptance may be subject to availability, job type, access arrangements, and any required pre-visit information. Barnes Cleaner reserves the right to decline any booking if the requested service is unsuitable or cannot be performed safely and lawfully.

When making a booking for Barnes cleaning services, you must provide accurate and complete information, including the type of service required, property size, number of rooms, presence of pets, parking or access restrictions, known hazards, and any areas requiring special attention. You must also tell us about items that are fragile, valuable, irreplaceable, or particularly delicate. We are entitled to rely on the information you provide when allocating time, staff, and equipment.

We may ask for photographs, notes, or a short description before confirming the booking, especially for deep cleaning or specialist work. If the service is booked on behalf of another person, you confirm that you have authority to do so and that the occupier or owner has authorised the work. In all cases, the customer remains responsible for payment and for ensuring that the cleaner can gain access at the agreed time.

Payment and service scope information for cleaning termsArrival times are given as time windows unless otherwise stated. While we take reasonable care to arrive on time, delays may occur because of traffic, weather, prior job overruns, or unforeseen events. If the cleaner cannot gain access within a reasonable period after arrival, the visit may be treated as a late cancellation or failed appointment, and the relevant fee may apply. You are responsible for ensuring that keys, alarms, codes, and entry instructions are correct and available.

Any change to the original booking, including date, time, service type, or property details, must be requested as early as possible. We will do our best to accommodate changes, but we cannot guarantee availability. If a change significantly alters the nature or length of the work, we may issue a revised quotation or adjust the scheduled appointment. Additional work requested on the day will only be undertaken if time and resources allow.

2. Payments and Pricing

Prices for Barnes Cleaner services are usually quoted in advance based on the information supplied. Unless expressly stated otherwise, all prices are in pounds sterling and may be inclusive or exclusive of VAT depending on the applicable tax treatment. If VAT applies, this will be shown where required by law. Any discount, promotional price, or special rate is subject to the conditions attached to that offer and may be withdrawn at any time before acceptance.

Payment terms will be stated at the time of booking or on the invoice. We may require full or partial prepayment, a card authorisation, or payment on completion depending on the nature of the job and the customer’s status. Unless otherwise agreed in writing, payment is due immediately upon completion or on receipt of invoice. We reserve the right to suspend or cancel future services if payment is overdue.

Where the job exceeds the agreed duration because of a material change in conditions, insufficient information, excess soiling, blocked access, additional rooms, or unreported specialist cleaning needs, you agree that extra charges may apply. Any additional cost will be communicated as soon as reasonably possible. If you decline the revised price, we may complete only the original scope where practical or stop the service if continuing would be unreasonable.

Late payments may incur interest and reasonable recovery costs to the extent permitted by law. We also reserve the right to recover bank charges or administrative costs caused by failed payments, chargebacks without valid cause, or reversed transactions. Title to any products supplied as part of the service does not pass until payment has been received in full.

3. Cancellations and Rescheduling

You may cancel or reschedule a Barnes cleaning appointment by giving notice within the timeframe agreed at booking or, if no timeframe is stated, as soon as reasonably possible. Cancellations made with sufficient notice may not attract a fee, but short-notice cancellations may be charged in full or in part, particularly where staff, transport, and time have already been allocated to your booking.

If you cancel after the cleaner has already travelled to the property, or if access is not provided at the agreed time, the appointment may be treated as a late cancellation or a failed visit. In such cases, a call-out fee, minimum charge, or full booking charge may apply. This reflects the time and cost committed to the service. We will always act reasonably when considering any cancellation charge.

We may cancel or reschedule an appointment where necessary due to illness, safety concerns, weather, equipment failure, staffing issues, or circumstances beyond our control. Where possible, we will offer an alternative time. If we cancel and are unable to offer a suitable replacement, we will refund any payment made for the cancelled portion of the service, unless the cancellation is caused by your breach of these terms.

Cancellation and liability provisions for cleaning service agreementIf you request a recurring cleaning arrangement, repeated missed appointments, frequent changes, or failure to provide access may lead to suspension or termination of the service. We may also withdraw recurring discounts if the pattern of use changes significantly. Nothing in these terms affects your statutory rights where services are not supplied with reasonable care and skill.

4. Liability and Service Standards

We will provide cleaning services with reasonable care and skill and in line with the instructions agreed at booking. However, results can vary depending on the condition of the property, the materials involved, and the time available. Some stains, odours, limescale, mould, paint, rust, ingrained dirt, or wear may not be fully removable. We do not guarantee restoration to a new condition unless this has been expressly agreed in writing.

Our liability is limited to losses that are reasonably foreseeable and directly caused by our breach of these terms or by negligence. We are not responsible for indirect or consequential losses, loss of profit, loss of opportunity, or damage arising from pre-existing defects, ordinary wear and tear, hidden faults, unsuitable materials, or failure to provide accurate information. Nothing in these terms limits liability for death or personal injury caused by negligence, fraud, fraudulent misrepresentation, or any other liability that cannot be excluded under UK law.

You must remove or secure fragile, valuable, sentimental, or irreplaceable items before the service begins. This includes cash, jewellery, documents, electronics, artwork, collectibles, and any items that may be damaged by normal cleaning activity. Where items are left out, we may refuse to move them if doing so would create a risk. We are not liable for damage caused by pre-existing weakness, loose fittings, unsecured fixtures, or items not designed to withstand standard cleaning methods.

If any damage, loss, or incident occurs, you must notify us within a reasonable time and provide details and, where possible, photographs. We may ask to inspect the property or the affected item before any claim is assessed. If we are found responsible, our remedy may include repair, replacement, re-cleaning, or a refund of the affected portion of the service, at our discretion and subject to legal obligations.

5. Customer Responsibilities

You must provide a safe working environment and ensure that the cleaner can access water, electricity, and any agreed facilities required to perform the service. You must inform us of any health and safety risks, including exposed wiring, broken glass, infestations, aggressive animals, bodily fluids, sharps, or hazardous substances. If the property is unsafe, we may refuse to begin or continue work until the issue is resolved.

You are responsible for ensuring that the premises are suitable for cleaning work. Where items need to be moved, emptied, or made accessible before arrival, this must be completed in advance unless otherwise agreed. If the service becomes slower or more difficult because preparation has not been completed, the cleaner may prioritise agreed tasks and may not complete every requested area within the booked time.

For properties with alarms, security systems, or controlled entry, you must provide correct instructions and any necessary codes in advance. You are also responsible for notifying other occupants, landlords, tenants, or managing agents where required. If access is delayed due to missing keys, incorrect instructions, or an unattended property, the visit may be treated as a missed appointment and the applicable fee may be charged.

Our cleaners are not authorised to undertake any work that is illegal, unsafe, or outside the agreed service scope. This includes lifting very heavy items without safe handling arrangements, using chemicals not supplied or approved, or cleaning personal items in a way that could reasonably cause damage. Any request that appears unsafe may be declined without penalty.

6. Waste Regulations and Disposal

All waste handling connected with Barnes Cleaner services must comply with applicable UK waste regulations. We will dispose of waste only where this is included in the service and where disposal can be carried out lawfully and safely. Some cleaning tasks produce waste that may require special handling, such as broken materials, contaminated items, sharps, sanitary waste, chemicals, or electrical goods. These items may not be removed unless expressly agreed and lawful to do so.

Where waste removal is requested, you must tell us in advance what types of waste are present and whether they are household waste, general rubbish, recyclable material, or potentially hazardous waste. We may refuse to handle waste that requires a licensed carrier, specialist disposal route, or separate compliance arrangements. If waste is not described accurately, we may stop the service, charge additional costs, or require you to make alternative arrangements.

You must not place prohibited, dangerous, or contaminated items in areas to be cleaned unless we have expressly agreed to handle them. Where waste is collected as part of an agreed service, ownership and responsibility transfer only to the extent allowed by law and by the agreed scope. We reserve the right to leave any item in place if removal could breach environmental, health, safety, or licensing requirements.

Any cleaning products, packaging, or consumables brought onto the premises by us remain our responsibility unless otherwise agreed, and we will dispose of them appropriately. You must ensure that your own waste streams, including food waste, household rubbish, garden waste, and bulky items, are separated if required by law or local collection arrangements. We are not responsible for missed collections or for waste that cannot be lawfully removed from the property.

Waste disposal and governing law section for Barnes CleanerIf a regulatory authority, landlord, or managing agent requires evidence of lawful disposal, we may provide reasonable confirmation of the service performed, subject to privacy and record-keeping obligations. However, we do not guarantee that any receipt, note, or schedule will satisfy a third party unless this has been specifically agreed in advance. Where specialist disposal is needed, additional charges may apply.

7. Governing Law and General Provisions

These terms and any dispute or claim arising from them are governed by the laws of England and Wales. If you are resident in Scotland or Northern Ireland, mandatory local consumer protections may also apply where relevant, but the governing law of the agreement will remain as stated unless we agree otherwise in writing. The courts of England and Wales will have jurisdiction over disputes, subject to any rights you may have under consumer law.

If any part of these terms is found to be invalid, unlawful, or unenforceable, the remaining provisions will continue in full force. No failure or delay by us in exercising any right or remedy shall operate as a waiver of that right or remedy. We may update these terms from time to time, and the version in force at the time of booking will apply to that booking unless a change is required by law.

These Terms and Conditions constitute the entire agreement between you and Barnes Cleaner in relation to the relevant service, except where varied in writing. By proceeding with a booking, you confirm that you have read, understood, and accepted these terms, and that all information provided is accurate to the best of your knowledge.
